Cliff River Springs’ Policies


Upon booking your casita(s), we ask for a 50% deposit to hold your reservation. If, for whatever reason, you need to cancel your stay with us, you can do so up to 7 days prior to your arrival and receive a full deposit refund. Cancellation fees for individual reservations are waived in 2021. If you need to cancel within 7 days of your arrival, you will forfeit 1/2 your deposit. If you cancel less than 2 days (48 hours) prior to 3 pm check in on the date of your scheduled arrival, you will be responsible for the full amount of your stay. There are no refunds for early departure.
Groups renting all of Cliff River Springs must cancel 30 days out to be refunded their 35% deposit in full minus at $75 cancellation fee. Cancellations between 29 and 15 days out forfeit the group’s deposit. Groups canceling 14 or fewer days from scheduled day of arrival are responsible for the full cost of their reservation.

Cliff River Springs is intended to be a quiet retreat for adults seeking respite from our hectic world. The peace we enjoy here doesn’t blend well with little ones’ lively sounds. We also have a large and deep swimming pond that poses a threat as it’s not fenced. (Neither do we employ a life guard.) We welcome children of all ages if you rent all of Cliff River Springs for your family or friend gathering. Otherwise, we ask that children staying here be at least 15 years of age and accompanied by an adult.


Yes. 🙂 Because of our new longer stay requirement this year we’re also accepting dogs on a limited basis for the very first first time. We realize it can be difficult to find accommodations for canine family members when we’re asking you to come for at least a week. We are, however, limiting dogs on the land at any given time to a maximum of two under 50 lbs in size each (first come, first served) and will be charging a $15 per night pet fee. If there are already two dogs scheduled to be here when you’d like to come, I will contact you to let you know that you’ll either need to reschedule or find other accommodations for your pet. Dogs are to be kept on leash at all times when in the central plaza area frequented by others and are not allowed at the pond if other people are present. And we ask that you, our esteemed guest pet owner, pick up after your charge wherever you go. Thank you!


In our experience the more time you spend here on the land the more it works its magic on you. It’s for this reason, and to cut down on turnover during the pandemic, that we have increased our minimum stay requirement in 2021 from two to seven nights. Base rates for 7 to 13 nights, as well as discounts for stays longer than 13 nights, are published on individual casita’s webpages. You can start here.

In general, however, savings run as follows: 20% off for 2 weeks (14 – 20 nights), 30% off for 3 weeks (21 – 29 nights), and 40% off for 1 month or longer (30+ nights).

A firm no to both. All of Cliff River Springs is a non-smoking, no open flames property. Guests will be fined $250 if found to have been smoking and/or lighting campfires on the property. The same applies to smoking and/or burning candles/incense in any of the buildings. The entire southwest is suffering under drought conditions and ours is a volunteer fire department.
